Courthouse-level examination of mineral and surface title, from chain of title construction through curative work.

Services include:

• Courthouse research and abstracting (deed, lease, mortgage, probate, and court records)
• Chain of title construction and mineral title history
• Mineral and surface ownership runsheets and ownership reports
• Division order title examination
• Abstract and ownership report preparation; coordination with title counsel on title opinions, objections, and requirements
• Identification and curative of title defects: gaps, missing heirs, unreleased encumbrances, improper conveyances, and heirship issues
• Heirship affidavit preparation and procurement; recordation support
• Severance history research (documenting when mineral and surface estates were severed)

We take on a single tract or a multi-county title project.
